Colliers won the ARUP assignment by outlining a unique and thorough strategic lease assessment plan to compare multiple sub markets in the Westside to various options in Downtown Los Angeles. Factoring in skilled engineering labor statistics, their competition climate, total occupancy costs, public transportation access, seismic standards, floor plan efficiencies and adjacencies to clients. Colliers identified various alternatives and helped guide ARUP towards an educated consensus decision to move to The Wilshire Grand Office Tower in Downtown Los Angeles.

 

The Wilshire Grand, the newest office building in Downtown, was chosen as Colliers negotiated the 66,000 SF lease on 3 contiguous floors with a custom tenant improvement buildout with a large tenant allowance from the landlord. This mixed-use property is in the heart of Downtown and Colliers negotiates discounts on hotel rooms and conference facilities. The property has direct access to public transportation and state of the art seismic specifications. ARUP was able to design extremely efficient space with a floor plan that requires less than 125 SF per person allowing ARUP growth from 300 staff to over 500 at their new facility.
